The mayor of Albacete, Manuel Serrano, has presented the basic project for 10 new officially protected rental homes that the City Council, through its public company Urvial, will build at the corner of Calle Santa Marta and Calle Soria, accompanied by the Urban Planning councilor, Julián Garijo. A housing development with an approximate investment of 885,000 euros and a construction period of 16 months.
The mayor has congratulated the entire Urban Planning management and the Urban Management Society Urvial for their «diligence, capacity, and commitment to housing,» explaining that, in addition to these 10 new homes, which will be built on the plot next to the 27 that are under construction in the nearby Intervention Unit near the Elíptica roundabout; in sector 10 of the capital, the City Council has built 88 protected homes, which are already in the final stages «in record time»; along with another 70, which are privately initiated but with public protection; not to mention the topographic and geotechnical studies of another 15 that will be built as a result of the agreement with Unidas Podemos in the budget negotiations. Actions that represent a total investment close to 15 million euros.
As Manuel Serrano has pointed out, the urbanization of sector 3 is also underway, which would close the Cañicas-Imaginalia neighborhood, and other urban development actions are in progress such as Intervention Unit 51, APR1, Transformation Ordinance 10.11 on the Madrid Road, Intervention Units 53 on the Peñas road, and 17 or APR3 in front of the Hospital, as reported by the City Council in a press release.
Manuel Serrano has stated that in addition to promoting free-market housing, public land will be obtained so that the City Council can continue to build or auction off land, and the private sector can build more public housing or individuals can carry out their own self-promotion, recalling that, for example, there are already plots in Aguas Nuevas and in Intervention Unit 17 in progress for them.
The mayor has lamented that «construction is very limited in our city today,» announcing that this July a matter of «vital importance» is expected to be resolved to promote land development, intervention units, and housing in our city, such as electrical power, through the construction of a substation, with an investment close to 8 million euros, benefiting the sectors that require that power.
Manuel Serrano has assured that the Government team will continue to work to build protected housing in our city, stating that «with all the land possibilities that the City Council has and those yet to be developed, the construction of 4,000 new homes is planned within a horizon of 7 to 8 years.»
On his part, the Urban Planning councilor, Julián Garijo, has explained that the 10 new homes will be located on the plot that remains vacant within the block where the City Council is currently building another 27 publicly protected homes, including the Elíptica roundabout, with an almost 240 m2 area, where a total built area of 959 m2 will be available, with 10 homes of which 4 will have three bedrooms, and the other 6 will have two bedrooms.
As a general description, Julián Garijo has indicated that the building consists of a 4-story block (ground floor plus 3) and a casetón on the roof for installations, accessed through a single entrance from Calle Santa Marta.
DISTRIBUTION OF EACH FLOOR
Regarding the distribution of each floor, the councilor has explained that on the ground floor, in addition to the entrance and other facilities, there will be 2 homes, one with 77.8 m2 of usable space (with 3 bedrooms) and the other with 54.95 m2 of usable space (with 2 bedrooms); on the first and second floors (which will be the same), each will have 2 homes with 62.70 m2 of usable space (with 2 bedrooms), another 2 with 79.65 m2 of usable space (with 3 bedrooms), and another 2 with 54.15 m2 of usable space (with 2 bedrooms); while on the third floor, there will be 1 home with 54.95 m2 of usable space (with 2 bedrooms) and another home with 85.85 m2 of usable space (3 bedrooms).
Julián Garijo has explained that the windows will be lacquered aluminum with thermal break and double glazing (one of them with low emissivity), the interior doors will be varnished wood, the floors will be porcelain stoneware, and the heating and hot water installation will be done through aerothermal heat pumps and accumulator tanks, high efficiency, and energy saving.
The councilor has stated that this Friday, the basic project for this new public protection housing development will go through the Urvial Board of Directors for approval, recalling that with this document, the processing of the corresponding construction license can be initiated in parallel with the drafting of the execution project, necessary for bidding, awarding, and executing the construction.
